Most homes fall within the ranges in our price guide above. Your fixed price depends on storeys, roof pitch and access, gutter guard and how full the gutters are. We confirm it by SMS before we arrive — the price you accept is the price you pay (GST included).

Most Sydney homes need it once or twice a year. Homes under gums, jacarandas or plane trees, or in bushfire-prone areas, often need it every 3–6 months. We can remind you automatically.

No, as long as we can safely access the roof and a garden tap. We send the photo & video report when we finish.

Yes. We lift removable and screw-fixed guard, clean underneath and refit it. The extra cost is shown in your quote before you book.

If a gutter we cleaned overflows because of a blockage soon after we clean it, we come back and re-clean it free. This is in addition to your rights under the Australian Consumer Law.

Often yes where there are bird droppings, lichen, coastal salt or low-tilt panels. Light dust on steep panels is largely washed by rain. Our guide explains when it is and isn’t worth it.

Using the wrong method can. We use pure water, soft brushes and low pressure — the approach panel manufacturers describe in their manuals.

No — all hard-surface work uses this one published rate card. There are separate pages with the detail for each: driveway cleaning, pressure washing for fences, walls and steps, and tile and grout cleaning indoors and out.

It is priced by area, from the same published rate card as our other hard-surface work, with a minimum job. A typical double driveway sits in the range shown above; your exact fixed price is confirmed in writing before we book.

Not at the right pressure. High pressure can strip the cement paste from aggregate and blast the sand out of paver joints, so those surfaces are cleaned at lower pressure with a surface cleaner rather than a narrow wand.

Fresh oil usually lifts. Old oil that has soaked deep into concrete often fades rather than disappears. We tell you honestly what to expect before we start, and we photograph the area first.

Black lichen is treated so it dies off, then cleaned. Very established lichen can leave faint shadows in the concrete, which keep fading over the following weeks.

Sealing is optional and priced per square metre. It slows mould and lichen returning and makes oil easier to wash off, which helps most on shaded or tree-covered driveways.

We need access to an outside tap. We bring our own machine, surface cleaner and hoses.

Same crew and same published rate card. Pressure cleaning covers flat ground surfaces: driveways, paths, patios and pool areas. This page covers the vertical and structural surfaces — fences, retaining walls, courtyard walls, steps and coping — because they need different access, different pressure and different setup. Book them together in one visit and the extra service is 10% off.

High pressure will raise the grain and leave lines in softwood, so timber is washed at low pressure with a cleaner doing the work. If a fence is already weathered or flaking we will tell you what it will and will not look like afterwards.

Not at high pressure. Painted and rendered surfaces get a low-pressure soft wash instead, which removes mould without forcing water behind the render or lifting paint.

Walls, eaves and fascias are house washing, which uses a low-pressure soft wash. It is a separate service so the method and the price are clear, and both can be done in the same visit.
