Salt on metal roofs
Salt settles on metal roofs, and rain does not reach every part of them, such as areas under overhangs or behind other structures. Steel roofing makers advise washing these sheltered areas, and doing it more often near the sea. Check the care guide for your roof and we will clean to suit it.
Shady slopes and lichen
Homes on the hillsides behind the beaches often have one roof face that barely sees the sun. That face stays damp and grows lichen and moss, while the sunny side stays clean. A soft wash treats the growth without blasting the tiles.
Wind and spray drift
Soft washing needs a reasonably calm day so the cleaning solution lands on the roof and not on cars, boats or the neighbours' gardens. Onshore winds can pick up quickly on the coast, so if the forecast turns, we will move your booking rather than wash in the wind.

Why does one side of my roof look much worse than the other?
It is usually shade. The side facing south or sitting under trees stays damp longer, which is what moss and lichen need. That side often needs more treatment than the rest.
Can you clean a Colorbond or other metal roof?
Yes. We use a gentle, low-pressure clean and avoid anything abrasive. Before we start, we check the maker's care advice for your roof so the clean does not affect its warranty.
How often should a roof near the beach be washed?
It depends on how exposed the roof is to salt and how much shade it gets. Some roofs need attention every few years; others much less. We will give you honest advice from what we see, with photos in your report.
